The market favours sellers like much of Vancouver Island as the low inventory and high number of buyers are causing multiple offers on most properties in the busier price ranges. Daring buyers are waiving conditions and some paying large amounts over the asking price. The average home is selling for 100% of the listing price and the average sale price of a house is the all time high $365,500 and the average price of a patio home is $315k. An average townhome is selling for $184,200 and an average apartment condo $193,200. Make sure you have a professional game plan to sell and purchase in this extremely active market as rental inventory is also hard to find, although it is the camping season.
