The easiest option is to hire a reputable contractor who will take a 5-10% deposit, buy the lot, build your house to your specifications and then sell you the home when it’s complete. The second option is to hire a contractor but arrange your own construction financing so that you own the land through the entire process. This option requires more money from your own resources – typically 20% of the value of the finished property.
A third option is to act as your own general contractor (referred to as owner builders). This plan is similar to option 2, except that you’re responsible for hiring and coordinating sub-trades, inspections, etc. As of July 4, 2016, you must also pass a knowledge exam to be approved as an owner builder.
